finish level

Finish level is specified before work starts — not upgraded on the invoice. Here's what each level means for your Lindsay project.

L3
Level 3 — Texture Ready
All taped, all angles coated. Suitable for medium or heavy texture application only. Not appropriate for smooth or semi-gloss paint — imperfections will telegraph through.
Taping
Paper tape embedded in compound at all joints and internal angles. The foundation of any quality finish — done right, it holds for the life of the building.
Coating & Sanding
Multiple coats applied and sanded between each pass. Feathered edges, flat panels, no ridges or tool marks. The difference between professional finishing and amateur work.
Corner Bead & Trim
Metal and vinyl corner bead installed and coated for exterior corners. Straight, plumb, and consistent profile — corners that look right and hold up.
Smooth Coat (L5)
Full skim coat over the board face eliminates imperfections and surface variation. Required for premium paint and critical lighting. Specified upfront, not added on site.
Textures
Knockdown, orange peel, skip trowel, and custom textures applied consistently across surfaces. Specified by pattern and density before work starts.
Controlled-Dust Process
Sanding dust is a real problem on job sites. We use dust-control practices to minimize spread — important on renovations where other trades and finishes are already in place.

Why finishing quality matters

The finish is what you see. Poor taping telegraphs through paint — you see the seams, the fastener pops, the flat joints in certain light. A properly finished wall in Level 4 or Level 5 looks like a flat surface under any lighting condition. That's the standard we work to.

The difference shows most clearly in two situations: raking light (windows, pot lights) and gloss paint. Both expose imperfections that flat paint and diffuse lighting hide. If your Lindsay project involves either, Level 5 is the right call — and we'll tell you that upfront, not when the paint reveals the problem.
